Pre-Exchange of Contract

  • Obtaining and reporting to buyer on all documentation provided by the seller’s solicitor.
  • Raising relevant enquiries of the seller and carrying out all necessary searches. E.g. Local Authority, environmental, drainage etc.

Pre-Completion

  • Exchange of contracts (when buyer and seller are contractually bound to complete on a specified date)
  • Requesting funds due for completion from buyer and mortgage lender. Ensuring the purchase funds are safely transferred and all documentation is received from seller’s solicitor (keys are released to buyer on completion day)

Post Completion

  • Ensuring the purchase funds are safely transferred and all documentation is received from seller’s solicitor (keys are released to buyer on completion day)
  • Dealing with Stamp Duty and Land Registry submissions

  • Ensuring all sale documentation is signed in preparation ahead of the sale.

Pre-Completion

  • Exchange of contracts (when buyer and seller are contractually bound to complete on a specified date).
  • Requestions a statement from any existing mortgage lender and calculating the funds to be returned to you on completion.

Post Completion

  • Ensuring the purchase funds are safely received and all documentation is sent to the buyer’s solicitor (keys are released to buyer on completion day).
  • Dealing with repayment of existing mortgage.
